designed by Jack Metzger,

foundation. Exterior is stucco with a southwest textured
finish. Front and rear porch walkways are tiled. Walls
are 6 inches wide. Large knotty Alder logs support
overhanging roof and trellis system. Roof is flat with
parapet to hide solar system around the top. Overhanging
roof area is Spanish S tile. Front door is also Knotty
Alder.
House is well insulated and all windows and French doors
are of double pane construction. Windows are Milgard
vinyl with energy
performance. All interior ceilings are 9 foot tall. Home
contains large living room, dining room, and kitchen in
an open configuration with oak flooring. Kitchen
counters are all in tile with one counter for seating.
It has a pantry, large pullout drawers for pots and
pans, glass door corner cabinet for fine glass ware,
dishwasher, microwave oven, and range. Dining room has
double French doors leading to front porch on one side
and to a 11 ½ x 22 foot screened in tiled porch on the
other side.
There are 2 bedrooms and a office (or den) that could be
converted into a third bedroom. Also 2 and ½ baths.
Master bath has walk-in tiled shower requiring no doors,

located in living room, both bedrooms, office, kitchen,
and outdoor dining area. Solar tubes are installed in
various areas in the home for additional light, so
electrical light during the day in those areas are
seldom needed. Hot water throughout the house is moved
by a circulating pump for quicker hot water access.
WINE ROOM
Off the back patio is a 10 x 16 foot wine room with
cement floor, heavily insulated walls and ceiling, and
air conditioning unit. The room contains wall installed
wine racks plus shelving for storage, lighted by solar
tube as well as electrical fixtures. Storage capacity is
app. 1000 bottles.
SOLAR SYSTEM
Mounted on the roof of the home is 36 Koyocera KC120-1
120 watt solar panels producing 4,320 watts of
electrical power through 2 inverters run through a
separate meter to PG&E so that the house meter during
low energy times runs backwards. We are then selling
electrical power back to PG&E, but we are constantly
connected to PG&E for service. All is automatically
controlled. The result is very, very low energy costs.
On the roof is also a water stand pipe for washing
panels when necessary. Installation costs of system was
approximately $30,000.
GARAGE
Two car garage is separate from the home with overhead
doors. Garage has electrical service.
LANDSCAPE
The property around the home is professionally
landscaped with lawn, trees, and shrub which are all on
drip system set with electrical timers for irrigation
control. In addition to fruit trees bordering the road
to the barn, there is a fenced in area behind the garage
for a vegetable garden. There is a standing 4 inch water
main near the house for fire protection.
HOT TUB
On the back patio is located a 6 x 6 foot covered hot

VINEYARD INFORMATION
The vineyard is just under 4 acres of planted 01
certified 1103 P Cabernet Franc grapes. Planted in 2001
with 622 plants per acre, spaced 10 x 7 to allow for sun
and air. Trellis system is bilateral 6 wire vertical.
Vineyard is planted in a North/South direction.
Irrigation is by drip, monitored by Water Changers Inc.
using a computerized technology which changes the
molecular structure of the water without chemicals so as
to maintain a correct balance of water molecules and PH,
as well as eliminating salts and putting minerals in
suspension. Soil, water, and tissue analysis show all to
be in excellent ranges. Grape production has always
produced a high quality fruit. Crop has been kept to
app. 4 tons per acre however a much higher tonnage can
be obtained if necessary. We have had no problem
obtaining 25 to 27 brixs. Vineyard is fenced with 6 ft.
wire fencing to keep out unwanted wild life. Access road
circles vineyard.
Well is 280 ft. deep producing 20 GPM with a 2 HP 220
voltage pump. Well is on a separate metering system from
the house. Solar panels provide a source of electrical
current which is sold to PG&E so the electrical meter
runs backward when the irrigation pump is not on. Hence
electrical costs for irrigation is very low. There is
total of 6 Koyocera KC120-1 120 watt panels installed
for the irrigation system plus the necessary inverter.
Water storage is provide by 2 tanks located app. 500 ft
above the vineyard for gravity flow. Pump is operated by
float switches located in the tanks. Total tank capacity
is app. 8,000 gal.
There is located in the vineyard, 3 owl houses, 2 which
at the present are occupied. In addition there is a
standing outhouse for field use and a gazebo where
workers can have lunch when working in the vineyard.
BARN
Barn is app. 8 years old, 30 x 40 ft. metal Quonset hut
shaped building with cement floor, wired with electrical
service. Inside has separate large storage room. Barn
includes two large sliding front doors plus a second
normal size door into the storage area. There is a metal
pole shed built in 2005 next to the barn for additional
equipment storage plus a small metal building for
storing chemicals. Water is also available at the barn
with a washing sink.
